In 2023, I got a hard money loan with RTI. A gentleman named Tom claimed they did all the funding in-house. This loan dragged on for months and was funded by 10+ individuals. It took weeks for everyone's wires to get sent in. Tom stated several times that all of RTI loans are funded quickly, as it's all in-house. Not the case. Then they had me include two properties I own as collateral for a $ 650,000 loan. Just one property had 1.5 million in equity! Tom claimed to have driven by both properties and knows real estate after 20+ years in the business, and valued one property almost a full million under what I sold for 6 months after the loan. This guy is full of it.
Huge loan origin fees, non-replies, and lack of knowledge are just the beginning of the shit show dealing with RTI. I have had the loan paid off for over a year and a half, and after numerous attempts to contact RTI, I am still unable to get them to remove RTI from the deed and have my new grant deed issued.
Avoid RTI at all costs.
